Bitdeer’s 750MW Shalersville Data Center Takeover & Zoning Audit
Published: September 2026 — Wendy DiAlesandro | Classification: Verified Corporate Surveillance & Local Government Audit
Underneath the quiet rural facade of Portage County, Ohio, a massive corporate-technological footprint is expanding. Global crypto-mining and artificial intelligence infrastructure giant Bitdeer has targeted a massive 257-acre footprint at the Turnpike Commerce Center in Shalersville Township—property developed by Ohio real estate powerhouse Geis Companies. As local residents mobilize against the unprecedented industrial expansion, municipal bodies are scrambling to draw regulatory boundaries.
1. Local Government & Zoning Amendments
Shalersville’s Zoning Commission on Sept. 10 approved a handful of crucial amendments to the township’s zoning code directly aimed at reining in the contentious proposed data center campus.
The commission added any use “that may create occasional, objectionable or hazardous elements such as smoke, noise, humming vibration, odor or dust observed beyond the property line, and having some outside storage, or capable of using or generating power at a rate greater than or equal to 25 megawatts” to its strict definition of heavy industrial usage.
Significantly, Shalersville does not currently have any land zoned for heavy industrial usage. The multi-building campus proposed by Geis Companies and Bitdeer Technologies Group would draw an staggering 750 megawatts—vaulting it well beyond the 50-megawatt benchmark that Ohio state law defines as a major utility facility.
2. Who is GIS? (Geis Companies & Stonemont Financial)
Founded in Ohio in 1967, Geis Companies (GIS) has evolved into one of the largest privately held, vertically integrated real estate development, design-build, and construction firms in the Midwest. Operating nationally across more than 40 states, Geis handles everything from architecture and engineering to construction and property management under an "all-in-house" lifecycle approach.
In Portage County, Geis partnered with Atlanta-based Stonemont Financial Group to develop the 470-acre master-planned Turnpike Commerce Center located off Route 44 and Beck Road adjacent to the Ohio Turnpike. Historically sitting as vacant farmland due to exorbitant infrastructure and utility upgrade costs, Geis secured state grants (including a JobsOhio OSIP grant) and county tax abatements to transform the space into a high-tier industrial hub. That very master-planned property is now the landing pad for Bitdeer's massive data center aspirations.
3. Who is Bitdeer? (Global Footprint & Function)
Headquartered in Singapore, Bitdeer Technologies Group is a premier global technology company operating at the bleeding edge of blockchain, high-performance computing (HPC), and artificial intelligence (AI) cloud infrastructure.
Bitdeer's core operations span the globe, commanding massive power capacity and physical data center sites across North America, Europe, and Asia:
- 🔹 United States: Major online and pipeline data centers located in Texas (Rockdale), Tennessee (Knoxville), Washington (Wenatchee), and a rapidly expanding footprint across multiple sites in Ohio (Massillon, Clarington, Niles, and now Shalersville).
- 🔹 International: Large-scale operational facilities running in Tydal and Molde, Norway, as well as Gedu and Jigmeling in Bhutan.
- 🔹 Hardware & Mining: Beyond infrastructure, Bitdeer designs and manufactures its own proprietary ASIC microchips (SEALMINER series) and commands tens of gigawatts/megawatts of electrical capacity to fuel industrial-scale blockchain verification and AI model training.
4. The Shalersville Data Center Project: Factual Breakdown
Bitdeer's proposed campus at the Turnpike Commerce Center in Shalersville Township is slated to become one of the company's largest and most ambitious infrastructure plays in the United States. Key project specifications include:
- 📍 Location & Scope: Situated on approximately 257 acres of the Geis-developed Turnpike Commerce Center along Beck Road in Shalersville Township, Portage County.
- ⚡ Power Capacity: Designed with an initial electrical capacity of 150 megawatts (MW), with total planned expansion capabilities scaling up to an astonishing 750 megawatts.
- 🏗️ Infrastructure Design: Proposed as a massive 15-building campus featuring compact, high-efficiency data halls configured specifically to house high-density AI clusters and crypto-mining hardware.
- đź’° Investment & Tax Impact: The initial construction phase carries an estimated capital expenditure exceeding $300 million, driving substantial property tax revenues for local Portage County entities.
- 👥 Employment: Initial phases are projected to generate 30 to 50 long-term technical and operational positions, scaling up to 150–200 specialized roles upon full campus completion.
